Real experiences from buyers and sellers in this neighborhood

There were NO areas that Cara Keenan could have been more helpful! She was very prompt returning all phone calls and emails, and we always felt like she was available at anytime to answer our questions. She was very thorough while looking at houses, helping point out pros and cons of each property, and helped us make an informed decision that was best, not only for us as a new couple, but also as first time home buyers. She walked us through every step of the home buying process and kept us at ease during, what can be without someone like Cara Keenan, a very stressful experience. We are very lucky to have contacted Joe Keenan, who relayed us to her, as we feel there could be nobody else looking out for us as well as she did. I can not stress how amazing Cara Keenan was! We hope she will still be available when it is time for our next purchase.

We were renting in Crestview and wanted to buy somewhere nearby with bigger lots and a stronger sense of neighborhood. Joe pointed us to Allandale. He said the homes are mostly 1950s-60s ranches on generous lots, many of them backing up to Shoal Creek. He found us a three-bedroom with a detached workshop on a corner lot. Joe also knew which streets flood and which don't — that kind of block-by-block knowledge saved us from making a costly mistake.

Michelle, Cara Keenan & Joe Keenan were all considerate and patient in helping us find our first home! Michelle is a great listener, listening to every piece of feedback on every home until we found ours. We would recommend them to anyone looking to explore the Austin area!

Allandale wins on value and location. It is one of the last central Austin neighborhoods where you can buy a home under $800K on a tree-covered lot with a 10-15 minute downtown commute. That equation does not exist in Tarrytown, Bryker Woods, or Rosedale at the same price point — and it is the reason Allandale consistently draws first-time buyers, young families, and investors who understand the long-term appreciation story.
The housing stock is predominantly mid-century ranch homes built from the 1940s through the 1970s on lots that average 7,000-10,000 square feet. Many are original condition with strong renovation potential. The neighborhood has an active teardown-to-rebuild cycle, with contemporary new builds appearing alongside well-preserved originals. That mix creates a design-forward feel without losing the established canopy and residential character.

Allandale is predominantly mid-century ranch homes built from the 1940s through the 1970s on lots averaging 7,000-10,000 square feet. You will find original-condition homes, thoughtful renovations, and contemporary new builds on the same block. The neighborhood has an active teardown-to-rebuild cycle alongside preservation of original character.
No. Allandale does not have a formal neighborhood-wide HOA in most sections. That means no mandatory assessments, no architectural review committee for most renovations, and no gated entries. A small number of subdivisions within the broader Allandale area may have voluntary neighborhood associations, but HOA fees are not a standard Allandale cost line. This absence of HOA overhead is one reason the total cost of ownership compares favorably against neighborhoods at higher price points.
The Burnet Road corridor on Allandale's eastern edge is one of Austin's strongest dining streets. Within walking or biking distance from most Allandale homes: Uchiko (Tyson Cole's Japanese), Barley Swine (farm-driven small plates), Little Deli, Tacodeli, P. Terry's Burger Stand, and dozens of independent restaurants, bakeries, and food trucks. The corridor transformed from strip malls and auto shops into a dining destination over the past decade, and it is now a daily convenience that separates Allandale from other sub-$1M neighborhoods.
Allandale has appreciated approximately 6-8% annually over the past decade, which is in line with central Austin averages. The value equation favors long-term holds: original ranch homes purchased for $600K-$700K with a thoughtful $200K-$300K renovation can realize $900K-$1.1M on resale. Proximity to the Domain tech corridor, the Burnet Road dining expansion, and central Austin employment keeps demand steady. The key variable is lot quality — corner lots, creek-adjacent parcels, and lots with mature canopy command premiums and appreciate faster than interior tract lots.
Allandale and Crestview are adjacent neighborhoods in 78757 with similar mid-century character and price points ($750K-$900K medians). Key differences: Crestview is slightly farther north with direct MetroRail access (Crestview Station) and the Violet Crown trail running through it. Allandale has stronger walkability to the Burnet Road dining corridor and the Shoal Creek trail system. School paths differ (Allandale: Gullett Elementary; Crestview: Wooten Elementary). Both feed into Lamar Middle and McCallum High. The Keenan Group has sold 50+ homes across both neighborhoods and helps buyers pick based on daily routine, not just price.
The live Allandale MLS market snapshot shows a median sold price of $968K, 21 active listings, 50 days average days on market, and $509 average sold price per square foot, based on 83 closed sales in the trailing 12-month market dataset.
Sales-through should be read with inventory and pricing together: 83 trailing-12-month closed sales, 15 pending listings, 3.0 months of supply, and a 97% sale-to-list ratio.
Allandale is 10-15 minutes from downtown Austin. The neighborhood sits between Burnet Road (east), Shoal Creek (west), Anderson Lane (north), and 45th Street (south). Most daily commutes use Burnet Road, Lamar Boulevard, or MoPac to reach downtown, the UT campus, or the Domain area.
The Burnet Road corridor is the neighborhood's commercial spine. Over the past decade, it has transformed from strip malls and auto shops into one of Austin's best restaurant and retail streets. Most Allandale residents can walk or bike to dinner — a daily convenience that sets it apart from car-dependent neighborhoods farther west.
Allandale runs on a casual, neighborhood-first rhythm. There are no formal HOAs in most sections, no mandatory architectural review, and no pretense. People walk their dogs along Shoal Creek, bike to dinner on Burnet Road, and wave at neighbors from the front porch. That low-key character is what keeps long-time residents from leaving and what draws new buyers who are priced out of flashier zip codes.
The combination of walkable dining, trail access, and neighborhood schools creates a daily life that feels more like a small town than a city of 1M+. That is Allandale's real value proposition — and it is why the neighborhood has appreciated consistently while maintaining its character.
Allandale buyers typically compare with Crestview, Brentwood, Rosedale, and Northwest Hills. The decision usually comes down to price, walkability, and which school path matters most.
