Wimberley 2025: Hill Country's Creative Escape
Wimberley is an unincorporated community in Hays County, Texas. The Keenan Group helps clients evaluate Wimberley as a primary home or weekend retreat. Located at the confluence of the Blanco River and Cypress Creek approximately 45 miles southwest of downtown Austin. The town proper has a population of roughly 3,000 with approximately 15,000 in the greater Wimberley Valley as of Q1 2026. Founded in the 1850s as a mill town, Wimberley has evolved into a destination for artists, musicians, retirees, and remote workers drawn by natural springs, galleries, and a pace of life that has no connection to Austin's tech-driven energy.
"Wimberley is a lifestyle choice, not a commute optimization. Our clients who buy there have made a deliberate decision - they want 10 acres on a ridge with Hill Country views, or a cottage near the square where they can walk to galleries and dinner. Nobody moves to Wimberley by accident." --- Joe Keenan, Keenan Group, #1 ABOR Team 2024
This is not a suburb. There is no highway running through it, no big-box retail, and no plans for either.
Real Estate Market (As of Q1 2026)
| Property Type | Price Range | Character |
|---|---|---|
| In-town homes | $400K-$1.5M | Walking distance to Wimberley Square |
| River properties (Blanco/Cypress Creek) | $800K-$5M+ | Most sought-after, check flood history |
| Ranch tracts (10-50+ acres) | $500K-$3M | Views, privacy, ag exemption potential |
| Woodcreek homes | $350K-$900K | Most established neighborhood, golf course |
| Devil's Backbone custom lots | $200K-$800K (land) | Best Hill Country views, generous lot sizes |
River properties along the Blanco River and Cypress Creek are the most sought-after. The Woodcreek neighborhood is the most established residential area - a mix of full-time residents and vacation homes with a golf course at its center.
Devil's Backbone, the scenic ridge drive connecting Wimberley to Canyon Lake, has become a popular corridor for custom home construction with some of the best views in the Hill Country.
Things to Do
First Saturday Market Days draw thousands of visitors each month from March through December - one of the largest outdoor markets in Texas. Wimberley Glassworks is nationally recognized. Blue Hole Regional Park (reservations required in summer) remains one of the best swimming spots in the Hill Country. Jacob's Well Natural Area is a perpetual artesian spring with swimming and hiking trails. Old Baldy offers panoramic views of the valley from a short, steep trail.
Schools: Wimberley ISD
Wimberley ISD is small - about 2,500 students across one high school, one middle school, and two elementary campuses. As of Q1 2026, the district holds a TEA "B" rating. Families appreciate the small-class-size environment and close-knit feel. Class sizes are smaller than Austin-area districts, staff knows every student, and extracurricular participation is high.
For families coming from larger districts, the shift can feel significant. Wimberley ISD does not offer the breadth of AP courses or athletic programs found at Westlake High or Lake Travis High, but the personalized attention and community investment are genuine strengths.
Commute Reality
Wimberley is 45-50 minutes from downtown Austin via RR 12 north to I-35, or west on 290 through Dripping Springs. There is no direct freeway access and that is unlikely to change.
This works best for remote workers, retirees, or those who commute to south Austin or San Marcos (20-25 minutes). If you need to be in central or north Austin daily, the drive will wear on you.
Honest Tradeoffs
Wimberley has real limitations that buyers should consider. Flooding is a serious concern - the Blanco River flooded catastrophically in 2015 (12 deaths, hundreds of homes damaged), and properties along the river and creek corridors carry genuine flood risk. Always check FEMA flood maps, historical high-water marks, and drainage patterns before buying any waterfront property. The town has limited medical facilities - the nearest hospital is in San Marcos, 20 minutes south. Grocery options are limited to one main store. And the short-term rental market that drives tourist traffic has created tension with full-time residents over noise, parking, and neighborhood character.
"If you are considering Wimberley waterfront, flood due diligence is mandatory, not optional. The 2015 flood changed the conversation permanently. We pull FEMA data, check high-water marks, and talk to neighbors about what they have seen. Beautiful river frontage is not worth it if you are in a flood zone with no insurance options." --- Cara Keenan, CLHMS, Million Dollar Guild
Frequently Asked Questions
How far is Wimberley from Austin?
Approximately 45 miles southwest of downtown Austin, or 45-50 minutes of driving via RR 12 to I-35. During peak traffic (Friday afternoons, Sunday evenings), add 15-20 minutes. San Marcos is 20-25 minutes south.
Is Wimberley a good place to retire?
Many of our buyers in Wimberley are retirees or semi-retired professionals. The pace of life, natural beauty, community arts scene, and lower cost of living compared to Austin make it attractive. The tradeoff is distance from major medical facilities and limited retail options. Properties in Hays County also benefit from lower property tax rates than Travis County.
What is the flood risk in Wimberley?
The 2015 Memorial Day flood on the Blanco River was a 500-year event that caused catastrophic damage. Properties along the Blanco River and Cypress Creek should be evaluated carefully for flood risk. Check FEMA flood zone maps, review historical high-water data, and consider purchasing flood insurance even if not in a designated zone. Higher-elevation properties on ridges and hillsides are not subject to this risk.
Can I use my Wimberley property as a vacation rental?
Hays County has regulations governing short-term rentals. Permits are required, and some HOA-governed communities (like Woodcreek) have their own restrictions. The vacation rental market is active given Wimberley's tourism draw, but verify rules before purchasing with rental income in mind.
The Keenan Group helps buyers find the right Wimberley property - whether that is a riverfront home, a ranch on the ridge, or a cottage near the square.
