Real experiences from buyers and sellers in this neighborhood

Joe Keenan is one of the best referrals for any service that I've ever needed. In looking for a Realtor for my first home buying experience, I wanted a Realtor who was organized, honest, respectful, trustworthy, and attentive; Joe Keenan is all of those things and more. Joe Keenan advocated for me at every step of the searching and buying process and made sure everything went smoothly. He answered all of my questions and was very patient with me (first time home buyers have a LOT of questions)! I would happily recommend Joe Keenan to anyone interested in buying a home in Austin.

First-Time Buyer in Austin, TX
We sold our Clarksville home through Cara after living there for 12 years. The house was a 1920s original on a quarter-acre lot and Cara understood that the buyer would likely be someone who wanted to preserve it, not tear it down. She marketed it to that audience specifically — the history, the trees, the walkability to West 6th and Jeffrey's. The buyer was a couple from New York who wanted old Austin charm. Cara matched the house to the right person and we closed at full asking.

Keenan Group Authority
Clarksville is in ZIP code 78703, which also includes Tarrytown, Old Enfield, Pemberton Heights, and Bryker Woods. All share the Austin ISD school path through Casis Elementary, O. Henry Middle, and Austin High.
Clarksville is the closest luxury neighborhood to downtown Austin. West 6th Street is a 5-minute walk from most Clarksville homes. By car, downtown is 3-5 minutes. This walkability is unique among Austin's luxury neighborhoods and is the primary driver of Clarksville's price-per-sqft premium.
Clarksville is served by Austin ISD. The school path is Casis Elementary, O. Henry Middle School, and Austin High School - the same path as Tarrytown. LASA (Liberal Arts and Science Academy) is available as a magnet high school option. Note: Clarksville is not in Eanes ISD.
Clarksville has historic significance as one of the first freedmen's communities in Texas, founded in 1871 by Charles Clark. While not all properties carry individual historic designations, the neighborhood's character is shaped by its history. Historic status can affect renovation permits and teardown approvals on some lots - we advise checking designation status before making offers.
Clarksville and Tarrytown are both in 78703 with the same Austin ISD school path (Casis Elementary). Clarksville is walkable to downtown in 5 minutes with smaller lots and higher price per square foot. Tarrytown has larger lots, more mature trees, and a quieter feel with an 8-12 minute drive to downtown. Tarrytown's median ($2.1M) is higher overall, but Clarksville often costs more per square foot. The Keenan Group has sold 30+ homes in Clarksville and 80+ in Tarrytown - we help buyers decide which character fits their lifestyle.
Clarksville's historic character is protected at multiple levels. Some individual properties carry local historic landmark designations that require Historic Landmark Commission review for exterior changes and any demolition. Old West Austin (which encompasses Clarksville) is also on the National Register of Historic Places, though that federal recognition is primarily honorific and does not typically restrict property owners. We run a designation check on every Clarksville property before our clients make an offer, because renovation and teardown economics can change significantly based on which protections apply to a specific address.
Yes - this is the defining feature of Clarksville. West 6th Street restaurants and bars are a 5-minute walk. Waterloo Park and Moody Center events are a 10-15 minute walk. ACL Live at the Moody Theater is a 10-minute walk. Most Clarksville residents report walking to dinner 2-3 times per week and rarely driving downtown for events. No other Austin luxury neighborhood offers this level of pedestrian access to downtown entertainment.
Pease Park sits at the northeast edge of Clarksville and functions as the neighborhood's primary green space. The 84-acre park includes Shoal Creek trails, playground areas, and the Kingsbury Commons event lawn. Residents use it for morning runs, weekend dog walks, and informal gatherings. The Kingsbury Commons renovation (completed 2021) added event pavilions and restored historic features. For many Clarksville buyers, Pease Park proximity is part of why they chose the neighborhood over Tarrytown or Old Enfield.

Old West Austin is one of those neighborhoods you either know about or you don't. Joe knew about it. He showed us streets between 5th and 12th that had character homes on bigger lots than anything in Clarksville or Tarrytown at the same price point. We got a 1920s two-story with a detached garage and mature pecan trees. Joe also helped us understand the historic district rules, which affect what you can and can't do with the exterior.

Cara sold our Old West Austin bungalow in the spring market. She told us that 78703 inventory was tight and that we'd get strong interest if we priced it right and staged it well. She was right — we had 11 showings the first weekend and two offers by Tuesday. Cara walked us through both and recommended the one with fewer contingencies even though it was slightly lower. Clean close in three weeks. She earned every bit of her commission.

Cara Keenan and Joe Keenan were THE BEST. I mean, I can't even imagine having gone through this multi-month process (it started in May) without Cara Keenan. She was such an incredible advocate for us and a huge support. She made sure (well, still is, really) that none of the details were forgotten and was always one step ahead. Truly, THE BEST. We will always be willing to be a reference for Cara Keenan and Joe Keenan.

We moved from San Francisco and wanted a central Austin neighborhood that felt like a real neighborhood, not a suburb. Joe recommended Old West Austin and we trusted him. The tree canopy, the old houses, the fact that you can walk to Barton Springs — it reminded us of certain Bay Area neighborhoods but at a fraction of the cost. Joe found us a renovated craftsman near Deep Eddy Pool. Best decision we've made.

Clarksville wins on one thing no other Austin luxury neighborhood can match: walkability to downtown. You can leave your front door and be at a West 6th Street restaurant in 5 minutes on foot. No car, no parking, no Uber. That is not possible from Tarrytown, Pemberton, or any Westlake address - and it is the reason Clarksville commands the highest price per square foot in 78703.
The neighborhood has a distinct character rooted in its history. Founded in 1871 by Charles Clark, a formerly enslaved man, Clarksville was one of the first freedmen's communities in Texas. That heritage is visible in the mix of small historic cottages alongside modern infill. A single block can hold an 1890s shotgun house, a 1940s bungalow, and a 2020 contemporary - and that variety gives Clarksville an authenticity that master-planned neighborhoods cannot replicate.

Clarksville is 5 minutes from downtown Austin on foot and 3-5 minutes by car. That is not a selling point exaggeration - it is the literal daily reality. You walk to dinner, walk to coffee, walk to the trail. For buyers who want to reduce car dependence without leaving a single-family neighborhood, Clarksville is the only luxury option in Austin.
The neighborhood is bounded roughly by West 6th Street to the south, MoPac to the west, West 12th Street to the north, and Lamar Boulevard to the east. Waterloo Park and the new downtown district are a short walk east. Shoal Creek trail runs along the eastern boundary.
Clarksville feels like a village inside a city. The blocks are short, the houses face the street, and people walk. You see the same neighbors at Jeffrey's on Wednesday night and at the Saturday morning dog walk along Shoal Creek. That pedestrian-scale community is what makes Clarksville different from neighborhoods where daily life happens inside a car.
The historic character of Clarksville is protected in part by its designation and community awareness. Long-time residents are invested in maintaining the neighborhood's scale and walkability. That community investment is a real asset - and it is one reason Clarksville has held its value through every Austin market cycle.
Clarksville buyers often compare with Tarrytown, Old Enfield, Bryker Woods, and Pemberton Heights. The decision typically comes down to walkability vs. lot size and how much proximity to downtown matters in daily life.
