Real experiences from buyers and sellers in this neighborhood

Joe sold our Old Enfield home after we lived there for 30 years. He understood the historic nature of the neighborhood and priced it to attract buyers who would appreciate the original hardwoods, the lot trees, and the Pease Park proximity rather than tear it down. We got a buyer who plans to restore it, which mattered to us. Joe was respectful of our attachment to the house and never treated it as just another transaction.

Cara helped us buy in Old Enfield after we'd been renting in Clarksville for two years. She knew the neighborhood well enough to tell us which blocks had deed restrictions preventing teardowns and which ones didn't. That level of detail matters when you're buying a $1M house next to a potential construction site. We bought on a quiet street near Shoal Creek and can walk to Lamar for dinner. Cara nailed it.

We wanted a walkable neighborhood close to downtown and Cara steered us to Old Enfield. She was honest that the homes are older and some need significant work, but said the location is irreplaceable — walking distance to Whole Foods, Pease Park, and downtown. She found us a 1940s colonial that had been updated with a new foundation and modern electrical. The walkability alone was worth every penny.

Old Enfield wins on proximity. It is the only luxury neighborhood in Austin where you can walk to downtown restaurants, bike to Lady Bird Lake, and drive to your office in under 10 minutes — all while living on a tree-lined street with 100-year-old homes. That combination of urban access and residential character does not exist anywhere else in the city.
Pease Park is Old Enfield's defining amenity. The 84-acre park along Shoal Creek runs through the eastern boundary of the neighborhood and was recently renovated with new trails, a splash pad, and improved pedestrian access. Homes backing up to Pease Park are among the most valuable addresses in 78703.

Old Enfield is 3-8 minutes from downtown Austin by car. Some homes on the eastern edge of the neighborhood are close enough to walk to West 6th Street in 10-15 minutes. That proximity to downtown is Old Enfield's single greatest advantage over every other luxury neighborhood in Austin.
The neighborhood is bounded roughly by Windsor Road to the north, Shoal Creek/Pease Park to the east, Enfield Road to the south, and MoPac (Loop 1) to the west. Most daily routes use Enfield Road, Windsor Road, or Exposition Boulevard.
Old Enfield has an old-money Austin feel that is becoming increasingly rare. The streets are quiet, the homes are set back from the road behind mature trees, and the pace of change is slower than in most central Austin neighborhoods. The historic overlay and engaged neighborhood association have helped preserve that character.
Old Enfield rewards buyers who value understated quality over visible display. The neighborhood does not have the commercial flash of South Congress or the resort-style amenities of Barton Creek. What it has is 100-year-old trees, quiet streets, Pease Park, and a 5-minute drive to downtown — and for the buyers who prioritize that combination, nothing else in Austin comes close.
Old Enfield buyers almost always compare with Tarrytown, Pemberton Heights, Clarksville, and Westlake Hills. The decision comes down to proximity, lot size, school path, and price ceiling.
