Real experiences from buyers and sellers in this neighborhood

Last Friday, my wife and I bought a home in Mueller with Cara Keenan's expert support. That was our 7th closing, spread across the US and in various market conditions. Needless to say, that the Austin real estate market today is one of the most challenging for the buyers, especially for buyers like us who are new to Austin. As soon as we met Cara Keenan, she inspired in us a level of confidence and trust that we made offers and had one accepted within 2 or 3 weeks! This, in large part, was possible because of her knowledge of the market and the process, as well as her ability to answer our questions on myriad details. I am an unrepentant engineer, and she handled my queries with aplomb and ease! We could see how hard she worked at her job. However long her days were, she always returned our calls and attended to all the details without fail. Cara Keenan is always courteous, professional, and a real pleasure to work with. We think, as a real estate professional, Cara Keenan is truly world-class and a credit to any organization that she is part of. We are very grateful to her.

Suffice it to say, we have had a great experience with Joe Keenan. We all worked hard to get the house on the market. And he was patient with us with all our questions. With his experience and his network, we were able to get things ready and get things set up. He was able to guide us and gave us necessary space. And he was available when we needed to talk and were ready to move forward. Folks each have different support needs and Gina and I's requirements are directness and communication. At the same time, we need some time to move forward on actions and review next steps. Joe Keenan is able to provide both space, time and communicate. We would and will recommend Joe Keenan. Additionally, we are looking forward to continuing our relationship with him as we look to purchasing a new home in the coming few months. Our thanks to Joe Keenan for all his help and time.

The Keenan Group was a great agent team for us. They knew we had done a lot of work but Cara knew there were finishing touches that would really SELL our house. Cara gave us detailed lists of things we needed to work on and even came to the house with personal items to use for staging the house. We knew we had an easy to sell house but The Keenan Group provided the real estate know-how to make sure it sold fast and for top $$.

Mueller is 10-15 minutes from downtown Austin by car via I-35 or Airport Boulevard. Dell Children's Medical Center is adjacent to the community. The UT campus is 10-12 minutes west. Mueller's internal design makes many daily errands walkable without a car.
Mueller is in ZIP code 78723, which also covers parts of Windsor Park and surrounding East Austin neighborhoods. 78723 has diversified significantly as Mueller's development has matured.

Mueller wins on walkability by design. Unlike Austin neighborhoods where walkability happened organically over decades, Mueller was planned from scratch as a pedestrian-first community. The streets are narrow, the sidewalks are wide, the town center has groceries and restaurants within walking distance, and Lake Park gives residents green space without getting in a car. For buyers who want a walkable lifestyle without the $1.5M+ price tag of Tarrytown or Zilker, Mueller delivers.
The housing diversity is unique in Austin. A single Mueller block can include a detached single-family home, a duplex, a townhome row, and a condo building. That variety means Mueller has price points from $400K to $1M+ within the same community — which is why the neighborhood attracts everyone from first-time buyers to empty nesters to investment buyers.

Mueller is a master-planned community with a structured design code, controlled architecture, and distinct commercial core around Aldrich Street and Lake Park. East Austin is a broader, more organic neighborhood cluster (Holly, East Cesar Chavez, Rosewood, Chestnut) with eclectic architecture, historic single-family homes, warehouse conversions, and a creative/cultural identity that predates master planning. Mueller owns lifestyle predictability and walkability within a defined community. East Austin owns creative-culture density and walkable entertainment/dining. Buyers prioritizing structured community + medical-campus proximity choose Mueller; buyers prioritizing culture/eclectic character choose East Austin.
Mueller carries an HOA with design code requirements typical of a large master-planned community. HOA fees cover common-area landscaping, community amenities (Lake Park, pools, trails), and design-code enforcement. Single-family homes, condos, and townhomes each sit under sub-HOAs with distinct fee structures. Exterior modifications, additions, and landscaping changes require architectural review committee approval. Before making an offer, verify current HOA fees, special assessments, and design-code constraints for the specific unit or lot — the design code is strict enough to affect renovation and solar decisions that would be unrestricted in most Austin neighborhoods.
Mueller is one of the few Austin neighborhoods with truly mixed housing at scale. The community includes detached single-family homes, row/townhomes, condos, and garden homes across multiple sub-neighborhoods. Single-family homes typically run 1,800-3,500 sqft on 4,000-7,000 sqft lots. Row and town homes run 1,500-2,800 sqft. Condos and garden homes serve entry buyers, singles, and downsizers. This housing diversity is rare in Austin master-planned communities and enables a broader range of buyer profiles within one community.
Mueller is among the most walkable neighborhoods in Austin, designed around pedestrian circulation rather than retrofitted for it. The Aldrich Street commercial core, Lake Park, and most daily-use amenities are within 10-minute walks from most homes. H-E-B, restaurants, coffee shops, fitness studios, and the farmers' market are internal to the community. For families with young children and for residents who specifically want car-light daily life, this walkability is the primary draw. The tradeoff is density — homes are closer together than most comparable Austin neighborhoods at the Mueller price point.
The Keenan Group is the #1 Austin Board of Realtors Team (2024) with 35+ homes sold in Mueller and East Austin. With $1B+ in career sales and 1,000+ transactions, we provide detailed knowledge of Mueller's internal geography, phase-by-phase appreciation patterns, and walkability premiums that affect every purchasing decision in the community.
The live Mueller MLS market snapshot shows a median sold price of $880K, 33 active listings, 61 days average days on market, and $448 average sold price per square foot, based on 67 closed sales in the trailing 12-month market dataset.
Sales-through should be read with inventory and pricing together: 67 trailing-12-month closed sales, 14 pending listings, 5.9 months of supply, and a 98% sale-to-list ratio.
Mueller is 10-15 minutes from downtown Austin by car via I-35 or Airport Boulevard. The community's internal design makes walking and biking viable for daily errands — the H-E-B, restaurants, and services on Aldrich Street are within a 10-minute walk for most residents.
Mueller is located in east-central Austin, bounded roughly by Airport Boulevard to the west, I-35 to the south, 51st Street to the north, and Berkman Drive to the east. The primary vehicle routes use Airport Boulevard or I-35 to connect to downtown and other Austin destinations.
Mueller was designed to have built-in community anchors from day one. Unlike neighborhoods that develop character organically over decades, Mueller's gathering places were part of the master plan. The result is a community that feels surprisingly established for a development that broke ground in the 2000s.
Mueller is a bet on planned community over organic growth. The infrastructure works — the walkability is real, the town center is active, and the community events draw residents out of their homes. Whether that planned quality appeals to you or feels too structured is a personal preference, not a quality judgment.
Mueller buyers typically compare with Windsor Park, East Austin (78702), Crestview, and sometimes North Loop. The decision comes down to whether you value planned walkability or organic neighborhood character.
