This house is NOT available to show. It's already been sold in an off-market negotiation. We were getting the house prepped to go on the market -- new floors and complete interior paint were planned. We had gotten quotes from several contractors on everything and were about to pull the trigger on the updates when an "as-is" offer came in from a friend of a friend of the Seller. We negotiated a really good deal considering zero updates had to be made. In fact, no updates have been made since my client/Seller bought the house in 2013.
I wanted to get this listing in the MLS anyway for archival purposes (recording sales price, property condition, etc.)
While the house had already undergone a garage conversion w/ an exterior door added for a private entrance into the garage apartment, it had never been permitted. But my client/Seller got everything permitted with the City of Austin after she bought the house in 2013. All those documents have been provided to the buyer/ prior to closing on the current sale on July 30, 2021.
If the garage conversion is used as additional living space, it makes the entire house a 4 bedroom / 2 bathroom house. If you close/lock the interior doors, then the main house is a 2 bedroom / 1 bathroom space with full kitchen and living room and the garage apartment is either a 1 bed / 1 bath apartment with a full kitchen and living room, or it can be a 2 bed / 1 bath apartment if the livingroom is used as an additional bedroom instead of a living room. It's a very versatie space!
