Real experiences from buyers and sellers in this neighborhood

Cara Keenan was fantastic. We were coming from out of town and met Cara Keenan on our vacation, looking in a very narrow part of Austin. Cara Keenan went above and beyond and contacted other real estate agents to find people that might be willing to sell or might be putting their house on the market in the future. This doubled the number of homes we were able to see and gave us much better confidence when we found the house we liked. Cara Keenan is very warm, friendly, competent, and gave a good perspective on options as we considered a modification to houses we were looking at. She is very responsive and was effective in negotiating our asks with the sellers. We were very pleased and will be recommending Cara Keenan.

Crestview is the neighborhood people discover after they get priced out of Rosedale or Brentwood. Cara knew that and helped us see the value. Same 78757 energy, walkable to coffee shops and restaurants on Burnet Road, but at $100-200K less than the neighborhoods just south. We bought a 1960s ranch that Cara said had good bones. She was right — we've updated the kitchen and bathrooms and it feels like a completely different house.

Joe helped us sell our Crestview home after five years. He pointed out that Crestview had appreciated faster than most central Austin neighborhoods because of the Burnet Road development and the new restaurants. He priced our home accordingly — higher than we expected — and it sold in eight days. Two offers, both strong. Joe recommended the one with conventional financing and a 21-day close. Clean transaction, no surprises.

Crestview is 10-15 minutes from downtown Austin by car via Burnet Road or North Lamar Boulevard. The MetroRail Crestview Station at Lamar and Justin Lane provides a transit option — the train reaches downtown in about 25 minutes. During peak rush hour, add 5-10 minutes by car.
Crestview is in ZIP code 78757, which also covers nearby neighborhoods including Brentwood, Allandale, and parts of North Loop. All share Austin ISD school assignments but with different elementary school zones.
Crestview is served by Austin ISD. The primary school path is Gullett Elementary or Wooten Elementary (depending on address), Burnet Middle School, and McCallum High School. LASA (Liberal Arts and Science Academy) is available as a magnet high school option. School ratings are mixed — families who prioritize top-rated schools often look at Allandale (Gullett Elementary) or neighborhoods in the Doss/Casis zones.

Crestview wins on value and character. It is one of the few central Austin neighborhoods where you can buy an original mid-century home under $700K and still be 10-15 minutes from downtown. That price point does not exist in Tarrytown, Rosedale, or Zilker — and it is the reason first-time buyers and young families have been drawn to Crestview for the past decade.
The Violet Crown Trail is the neighborhood's defining amenity. This paved multi-use trail runs along the old MKT railroad corridor through the heart of Crestview, connecting residents to North Loop, coffee shops, and eventually to downtown. Homes within a block or two of the trail command a consistent premium.

Crestview and Brentwood are adjacent 78757 neighborhoods with similar mid-century character. Brentwood has slightly higher prices ($700K-$1.1M vs $600K-$900K), Brentwood Elementary (generally better-rated), and more Burnet Road restaurant access. Crestview has better Violet Crown Trail access, lower entry points, and stronger connection to the North Loop craft scene. Both are 10-15 minutes from downtown.
Crestview and Allandale are adjacent 78757 neighborhoods with shared mid-century ranch character and similar price ranges ($650K-$900K core market for both). Key differences: Allandale feeds Gullett Elementary (higher-rated AISD campus); Crestview typically feeds Wooten or Gullett depending on address (verify by address). Allandale has stronger walkable access to the southern Burnet Road dining cluster (Uchiko, Barley Swine, Tacodeli). Crestview has direct MetroRail access at Crestview Station and Violet Crown Trail running through the neighborhood. Families prioritizing walkable dining choose Allandale; buyers prioritizing transit access and trail running choose Crestview.
Crestview Station at Lamar Boulevard and Justin Lane is one of only nine MetroRail stops on the Red Line, providing a 25-minute rail commute to downtown Austin. For professionals who work downtown, at UT, or at the Domain (MetroRail extends north), rail access is a meaningful lifestyle differentiator from surrounding 78757 neighborhoods that are car-dependent. Homes within a 10-minute walk of Crestview Station command modest premiums for the transit access. The station also supports reduced-parking lifestyle choices that are rare in central Austin outside of true downtown residential.
The Violet Crown Trail runs through Crestview along Shoal Creek, providing direct access to 30+ miles of trail system connecting to downtown Austin, Lady Bird Lake, and southwest to the Barton Creek Greenbelt. Residents can run, bike, or walk from their front doors onto the trail system without crossing major roads. This outdoor access — combined with MetroRail — gives Crestview a unique lifestyle profile within the 78757 corridor. Trail-adjacent lots carry premiums of 10-15% over comparable interior lots.
Crestview's original mid-century ranch homes sit on land that has appreciated faster than the structures. Many recent purchases involve buyers evaluating whether to renovate ($200K-$400K scope on a $600K home, netting a $900K-$1M finished property) or to teardown-and-rebuild ($550K-$700K for the lot plus $500K-$700K for construction, netting a $1.1M-$1.4M new-build). The right decision depends on lot quality, tree canopy, trail proximity, and buyer horizon. We run complete ROI math on both paths before every Crestview offer — the wrong call can leave $100K-$200K on the table.
The live Crestview MLS market snapshot shows a median sold price of $668K, 19 active listings, 66 days average days on market, and $488 average sold price per square foot, based on 56 closed sales in the trailing 12-month market dataset.
Sales-through should be read with inventory and pricing together: 56 trailing-12-month closed sales, 13 pending listings, 4.1 months of supply, and a 96% sale-to-list ratio.
Crestview is 10-15 minutes from downtown Austin by car via Burnet Road, North Lamar, or MoPac. The MetroRail Crestview Station at Lamar and Justin Lane adds a transit option that most Austin neighborhoods cannot match — the train reaches downtown in about 25 minutes.
The neighborhood is bounded roughly by Justin Lane to the south, North Lamar Boulevard to the east, St. Johns Avenue to the north, and Burnet Road to the west. Most daily driving routes use Burnet Road or North Lamar to connect to MoPac or I-35.
Crestview has a neighborhood identity that punches above its price point. The combination of mid-century homes, the Violet Crown Trail, and North Loop's independent businesses creates a community feel that newer developments spend millions trying to replicate.
Crestview is one of the few central Austin neighborhoods where you can walk to a coffee shop, bike on a dedicated trail, and take a train downtown — all without getting in a car. That multimodal lifestyle is increasingly rare and increasingly valuable.
Crestview buyers almost always compare with Brentwood, Allandale, Rosedale, and North Loop. The decision usually comes down to price, walkability, and school assignments.
