Barton Creek is a large, multi-village community with four championship courses, the Omni resort, and roughly 2,000 homes across eight gated sections. It has been building since the mid-1980s. Spanish Oaks is a smaller, newer community (developed early 2000s) with one Bobby Weed-designed 18-hole course and about 400 homes on larger lots. Both are in Austin ISD.

Barton Creek
Four courses, each with different character:

The course is consistently rated among the top in Texas - it hosted the 2018 U.S. Mid-Amateur. The exclusivity is the point: smaller membership means you get a tee time when you want it. The practice facility and short game area are among the best in the region.

Community Structure
Barton Creek
Eight gated sections, each with its own HOA, architectural review, and character. Amarra Drive is the newest and most contemporary. The Preserve offers Hill Country views and privacy. Wimberly Lane has mature landscaping and established homes. The Omni resort provides resort amenities (spa, pools, dining) accessible to residents with membership or proximity.
The scale means more neighbors, more activity, and more amenities — but also more governance complexity. HOA fees vary by section ($200-$800/month range), and architectural review strictness differs.
Spanish Oaks
Single HOA covering the entire community. Stronger architectural control — homes must meet design standards that maintain the Hill Country aesthetic. The community has its own clubhouse, pool, fitness center, and event space separate from the golf club. The smaller scale creates a tighter community where most residents know each other.
HOA fees are higher than most Barton Creek sections but cover more amenities. The trade-off is less variety in housing types and a smaller social pool.
Schools
Both are in Austin ISD. Barton Creek zones to specific AISD campuses depending on which section you live in — verify addresses carefully, as feeder zones can split within the community. Spanish Oaks also zones to AISD campuses; most families use Bee Cave Road-corridor schools.
Neither is in Eanes ISD. If Eanes schools are non-negotiable, look at Westlake Hills or Rollingwood instead.
