Spicewood and Bee Cave Guide 2026: Hill Country Meets Lake Travis

Bee Cave is an incorporated city of approximately 7,000 residents in western Travis County, located 18 miles west of downtown Austin. The Keenan Group sells actively in both Spicewood and Bee Cave. along Highway 71. Spicewood is an unincorporated community in Travis and Burnet counties approximately 30 miles northwest of Austin along Highway 71 and FM 2322. Together they form a corridor that stretches from Austin's western suburbs into genuine Hill Country ranch land, with both communities falling within Lake Travis ISD - one of the primary draws for families in the area.

"Bee Cave and Spicewood give you two different versions of Hill Country living in the same school district. Bee Cave is the suburban option - Hill Country Galleria, restaurants, easy 71 commute. Spicewood is the country option - 5-20 acre lots, lake access, and horse fencing instead of HOA signs. Same schools, very different lifestyles." --- Joe Keenan, Keenan Group, #1 ABOR Team 2024

NeighborhoodPrice RangeCharacter

Spanish Oaks$2M-$15MUltra-luxury, gated, Tom Fazio course
Homestead$800K-$2MMaster-planned, trails, pool

Most Bee Cave neighborhoods sit on lots between a quarter acre and two acres. The terrain is hilly and wooded, so even smaller lots feel private. Proximity to the Galleria, restaurants, and the 71 corridor makes Bee Cave practical for daily life.

Spicewood Neighborhoods

  • Travis Club - Jack Nicklaus Signature golf course community with homes from $1M to $8M. Gated, lake views, large lots.
  • Custom builds - 5-20 acre tracts for build-to-suit are common. Spicewood attracts buyers who want Lake Travis ISD schools with a country setting.

Some areas along the north shore of Lake Travis offer waterfront homesites, though inventory is limited and competition is strong.

Lifestyle

Bee Cave has grown into a full-service city - Hill Country Galleria anchors retail and dining, with medical facilities, grocery stores, and professional offices within minutes. Spicewood is quieter: Krause Springs for swimming, Muleshoe Bend for hiking and lake access, and open ranch country along the 71 corridor toward Marble Falls.

Both communities benefit from the broader west Austin lifestyle - wineries along 290, lake recreation on Travis, and the growing food scene west of Austin.

Schools: Lake Travis ISD

Both Bee Cave and most of Spicewood fall within Lake Travis ISD, which holds a TEA "A" rating and a 9/10 GreatSchools rating at the high school level as of Q1 2026. The district ranks among the top in the Austin metro and is the deciding factor for many families choosing this corridor.

Commute

"The 71 corridor is the key variable. Bee Cave to downtown runs 25-30 minutes in normal traffic but can hit 45 minutes during rush hour, especially at the 71/290 merge. Spicewood adds 10-15 minutes. Road improvements are ongoing, but anyone who tells you this is a quick commute to north Austin is not being honest." --- Cara Keenan, CLHMS, Million Dollar Guild

Honest Tradeoffs

Bee Cave's rapid growth has brought traffic congestion, particularly along 71 and at the Galleria area. HOA fees in master-planned communities run $200-$500+/month. Spicewood's rural character means limited retail, longer emergency response times, and reliance on wells and septic in many areas. Both communities sit west of MoPac, meaning commutes to east or north Austin can exceed 45-60 minutes during peak hours.
