Overview

Why Buyers Choose Clarksville

Clarksville wins on one thing no other Austin luxury neighborhood can match: walkability to downtown. You can leave your front door and be at a West 6th Street restaurant in 5 minutes on foot. No car, no parking, no Uber. That is not possible from Tarrytown, Pemberton, or any Westlake address - and it is the reason Clarksville commands the highest price per square foot in 78703.

The neighborhood has a distinct character rooted in its history. Founded in 1871 by Charles Clark, a formerly enslaved man, Clarksville was one of the first freedmen's communities in Texas. That heritage is visible in the mix of small historic cottages alongside modern infill. A single block can hold an 1890s shotgun house, a 1940s bungalow, and a 2020 contemporary - and that variety gives Clarksville an authenticity that master-planned neighborhoods cannot replicate.

  • Walkable to downtown Austin, West 6th Street, and Shoal Creek trail. This is the defining advantage over every other luxury neighborhood in Austin.
  • Mathews Elementary, O. Henry Middle School, and Austin High School form the Austin ISD school path - the same as Tarrytown.
  • Restaurant and retail density within walking distance: Jeffrey's, Josephine House, West 6th bars and shops are all part of daily life.
  • Pease Park and Shoal Creek trail provide green space and running paths at the neighborhood's edge.
  • Historic district character with architectural diversity spanning 150 years of Austin building history.

Location & Commute

Daily Geography in Clarksville

Clarksville is 5 minutes from downtown Austin on foot and 3-5 minutes by car. That is not a selling point exaggeration - it is the literal daily reality. You walk to dinner, walk to coffee, walk to the trail. For buyers who want to reduce car dependence without leaving a single-family neighborhood, Clarksville is the only luxury option in Austin.

The neighborhood is bounded roughly by West 6th Street to the south, MoPac to the west, West 12th Street to the north, and Lamar Boulevard to the east. Waterloo Park and the new downtown district are a short walk east. Shoal Creek trail runs along the eastern boundary.

  • Downtown Austin: 5-minute walk to West 6th Street. 3-5 minute drive to the Capitol and business district.
  • UT Austin campus: 10-minute drive or 15-minute bike ride via Shoal Creek trail.
  • The Domain and Apple campus: 20-25 minutes north via MoPac.
  • Austin-Bergstrom Airport: 20-25 minutes via MoPac to 71.
  • West 6th Street restaurants, bars, and shops are within a 5-10 minute walk from most Clarksville homes.
  • Pease Park: Borders the neighborhood to the northeast. Trails, playground, and the Kingsbury Commons event lawn.
  • Shoal Creek Hike and Bike Trail: Runs along the eastern edge of the neighborhood, connecting to Lady Bird Lake.
Culture

Local Anchors That Shape the Neighborhood

Clarksville feels like a village inside a city. The blocks are short, the houses face the street, and people walk. You see the same neighbors at Jeffrey's on Wednesday night and at the Saturday morning dog walk along Shoal Creek. That pedestrian-scale community is what makes Clarksville different from neighborhoods where daily life happens inside a car.

  • Jeffrey's: A Clarksville institution since 1975. Fine dining in a converted house that defines the neighborhood's character - sophisticated without pretension.
  • Josephine House: Brunch, cocktails, and a courtyard patio that functions as Clarksville's unofficial living room.
  • Clarksville Pottery and Galleries: Local artist studios and galleries that reflect the neighborhood's creative roots.
  • Pease Park: 84 acres of green space with the Shoal Creek trail, playground, and event lawn. A 5-minute walk from most Clarksville homes.
  • West 6th Street corridor: Restaurants, bars, and boutiques within walking distance. This is the daily convenience that drives Clarksville's walkability premium.
  • Shoal Creek trail: Running and cycling path connecting Clarksville to Lady Bird Lake and downtown. Many residents use it as their daily commute route.

The historic character of Clarksville is protected in part by its designation and community awareness. Long-time residents are invested in maintaining the neighborhood's scale and walkability. That community investment is a real asset - and it is one reason Clarksville has held its value through every Austin market cycle.

Buying Strategy

What Is the Best Way to Sell a Clarksville Home?

Selling in Clarksville starts with understanding your buyer pool. The walkability premium to West 6th Street and downtown is the single strongest pricing lever in this neighborhood, so we lead with it in every marketing asset - photography that shows the street-level relationship to restaurants, trails, and daily-life destinations rather than just interior finishes.

Clarksville lots are among the smallest in luxury Austin, and that changes how staging works. We focus on making compact spaces feel intentional rather than cramped. Front porch presentation matters more here than in any other 78703 neighborhood because buyers experience Clarksville on foot. Curb appeal is not just a car-window impression - it is a walking-pace impression.

Historic district considerations affect both timeline and marketing. Some Clarksville properties carry local historic landmark designations that require commission review for exterior changes. We verify designation status early and disclose it clearly, because informed buyers pay fair value while surprised buyers walk away. Transparency about what a buyer can and cannot change actually strengthens offers.

For distinctive properties where the right buyer is a specific profile - someone relocating from a walkable urban market, a UT-affiliated professional, a downtown worker who wants to ditch their commute - we sometimes recommend a targeted private approach before going public. For standard inventory, MLS exposure captures the broadest buyer pool.

Contact us for a Clarksville pricing strategy based on your specific block, lot, and historic designation status.

Comparison

How Clarksville Compares to Nearby Alternatives

Clarksville buyers often compare with Tarrytown, Old Enfield, Bryker Woods, and Pemberton Heights. The decision typically comes down to walkability vs. lot size and how much proximity to downtown matters in daily life.

  • Compared with Tarrytown: Tarrytown has larger lots, more mature trees, and a quieter residential feel. Clarksville has walkability to downtown that Tarrytown cannot match. Both share the Mathews-O. Henry-Austin High school path.
  • Compared with Old Enfield: Old Enfield is adjacent and shares Clarksville's walkable character, but has more multi-family inventory and slightly less historic cottage stock. The two neighborhoods are often cross-shopped and have similar price per square foot.
  • Compared with Pemberton Heights: Pemberton has the largest lots and highest prices in 78703. Clarksville has the smallest lots and the best walkability. They attract different buyer profiles.

Who Is the Best Realtor in Clarksville Austin?

#1 ABoR Team 2024$1B+ Career Sales1,000+ Homes Sold

The best realtor for Clarksville understands what makes this neighborhood fundamentally different from the rest of the 78703 corridor. Clarksville is not Tarrytown with smaller lots - it is a walkability market where proximity to West 6th, historic overlay restrictions, and small-lot density create pricing dynamics that do not exist anywhere else in Austin. An agent who prices Clarksville like Tarrytown or Old Enfield will either leave money on the table or overshoot the comp pool. The right agent knows which blocks carry a noise discount from West 6th, which lots face Historic Landmark Commission review for exterior changes, and how the walkability premium translates into price-per-square-foot that often exceeds neighborhoods with higher median prices.

Keenan Group has sold 50+ homes across Austin's 78703 corridor including Tarrytown, Pemberton Heights, Old Enfield, and Clarksville over 25 years. That cross-neighborhood depth matters because Clarksville buyers always compare against adjacent 78703 options, and sellers need an agent who can position Clarksville's walkability advantage against Tarrytown's lot size and Pemberton's prestige. #1 Austin Board of Realtors Team 2024, $1B+ career volume.

Frequently Asked

Quick Answers About Clarksville

Clarksville is in ZIP code 78703, which also includes Tarrytown, Old Enfield, Pemberton Heights, and Bryker Woods. All share the Austin ISD school path through Mathews Elementary, O. Henry Middle, and Austin High.

Clarksville is the closest luxury neighborhood to downtown Austin. West 6th Street is a 5-minute walk from most Clarksville homes. By car, downtown is 3-5 minutes. This walkability is unique among Austin's luxury neighborhoods and is the primary driver of Clarksville's price-per-sqft premium.

Clarksville is served by Austin ISD. The school path is Mathews Elementary, O. Henry Middle School, and Austin High School - the same path as Tarrytown. LASA (Liberal Arts and Science Academy) is available as a magnet high school option. Note: Clarksville is not in Eanes ISD.

Clarksville has historic significance as one of the first freedmen's communities in Texas, founded in 1871 by Charles Clark. While not all properties carry individual historic designations, the neighborhood's character is shaped by its history. Historic status can affect renovation permits and teardown approvals on some lots - we advise checking designation status before making offers.

Clarksville and Tarrytown are both in 78703 and Austin ISD; confirm the assigned campuses by address. Clarksville is walkable to downtown in 5 minutes with smaller lots and higher price per square foot. Tarrytown has larger lots, more mature trees, and a quieter feel with an 8-12 minute drive to downtown. Tarrytown's median price is usually higher overall, but Clarksville often costs more per square foot. The Keenan Group has sold 30+ homes in Clarksville and 80+ in Tarrytown - we help buyers decide which character fits their lifestyle.

Clarksville's historic character is protected at multiple levels. Some individual properties carry local historic landmark designations that require Historic Landmark Commission review for exterior changes and any demolition. Old West Austin (which encompasses Clarksville) is also on the National Register of Historic Places, though that federal recognition is primarily honorific and does not typically restrict property owners. We run a designation check on every Clarksville property before our clients make an offer, because renovation and teardown economics can change significantly based on which protections apply to a specific address.

Yes - this is the defining feature of Clarksville. West 6th Street restaurants and bars are a 5-minute walk. Waterloo Park and Moody Center events are a 10-15 minute walk. ACL Live at the Moody Theater is a 10-minute walk. Most Clarksville residents report walking to dinner 2-3 times per week and rarely driving downtown for events. No other Austin luxury neighborhood offers this level of pedestrian access to downtown entertainment.

Pease Park sits at the northeast edge of Clarksville and functions as the neighborhood's primary green space. The 84-acre park includes Shoal Creek trails, playground areas, and the Kingsbury Commons event lawn. Residents use it for morning runs, weekend dog walks, and informal gatherings. The Kingsbury Commons renovation (completed 2021) added event pavilions and restored historic features. For many Clarksville buyers, Pease Park proximity is part of why they chose the neighborhood over Tarrytown or Old Enfield.

Clarksville

Joe Keenan is one of the best referrals for any service that I've ever needed. In looking for a Realtor for my first home buying experience, I wanted a Realtor who was organized, honest, respectful, trustworthy, and attentive; Joe Keenan is all of those things and more. Joe Keenan advocated for me at every step of the searching and buying process and made sure everything went smoothly. He answered all of my questions and was very patient with me (first time home buyers have a LOT of questions)! I would happily recommend Joe Keenan to anyone interested in buying a home in Austin.

We sold our Clarksville home through Cara after living there for 12 years. The house was a 1920s original on a quarter-acre lot and Cara understood that the buyer would likely be someone who wanted to preserve it, not tear it down. She marketed it to that audience specifically — the history, the trees, the walkability to West 6th and Jeffrey's. The buyer was a couple from New York who wanted old Austin charm. Cara matched the house to the right person and we closed at full asking.

Old West Austin is one of those neighborhoods you either know about or you don't. Joe knew about it. He showed us streets between 5th and 12th that had character homes on bigger lots than anything in Clarksville or Tarrytown at the same price point. We got a 1920s two-story with a detached garage and mature pecan trees. Joe also helped us understand the historic district rules, which affect what you can and can't do with the exterior.

She was right — we had 11 showings the first weekend and two offers by Tuesday. Cara walked us through both and recommended the one with fewer contingencies even though it was slightly lower.
