Bryker Woods is a 1930s-50s neighborhood in 78703, between West 29th and 38th streets, defined by front-porch bungalows, mature tree canopy, and walkability to the 35th Street dining corridor. Median home price $1.5M. Austin ISD schools — Bryker Woods Elementary is one of the few Austin campuses where every family walks.

The housing stock is almost entirely original bungalows and cottages on lots under a quarter acre. Some have been carefully updated, others are untouched. The Old West Austin National Register Historic District designation covers the area, which explains the cohesive streetscape. New construction exists but must work within the scale of the neighborhood. Lot values run $600K-$1M.

Daily life revolves around proximity. Kerbey Lane Cafe (open since 1980) and Central Market on North Lamar are walkable or a short bike ride. Shoal Creek Trail runs along the neighborhood edge. UT campus is a 15-minute bike ride — no parking pass needed. Tiny Boxwoods and Postino on 35th Street handle the dinner rotation.

What separates Bryker Woods from adjacent Tarrytown: smaller scale, lower price point, and a denser, more walkable feel. The lots are compact but the canopy makes them feel larger. This is a neighborhood for people who value community proximity over estate-level privacy.
