Real experiences from buyers and sellers in this neighborhood

Signal Hill was Joe's recommendation when we told him our budget was under $500K and we needed to stay in Austin ISD. He was upfront that the homes are older and the neighborhood is more modest than the flashy places you see on Zillow, but he said the value was excellent and the location was underrated. We bought a three-bedroom with a big backyard for $410K. Our mortgage is less than what we were paying in rent. Joe found us something we didn't know existed.

We're first-time buyers and Signal Hill was one of the few places we could afford in Austin. Cara never made us feel like our budget was too small. She showed us three homes in Signal Hill and pointed out the one with the best bones — it needed paint and flooring but the structure was solid. We got it for under asking and Cara negotiated a $5K closing cost credit. We're renovating slowly and love the neighborhood. Good starter home territory.

Joe sold our Signal Hill house when we moved up to Circle C. He told us that Signal Hill buyers are typically young families or investors and he priced it to attract both. We had two offers in a week — one from a family and one from an investor. The family offered more and we went with them. Joe handled the whole thing in under a month. No drama, no surprises.

Keenan Group Authority
Signal Hill is served by Dripping Springs ISD, one of the highest-rated public school districts in the Austin metro. The school path includes Walnut Springs Elementary, Dripping Springs Middle School, and Dripping Springs High School. The district is known for strong academics, small class sizes, and community involvement. Always verify address-level campus assignments before making an offer.
Signal Hill is approximately 30-35 minutes from downtown Austin via Highway 290 West. Rush hour on 290 can extend the commute to 45-50 minutes due to the 290/MoPac interchange. The Dripping Springs town center is 10-15 minutes west. Oak Hill and southwest Austin retail are 15-20 minutes east.
Lots in Signal Hill typically range from half an acre to 1+ acres. This is significantly larger than what is available in most Austin master-planned communities, where lots average 5,000-8,000 square feet. The larger homesites provide privacy between homes, room for outdoor living, and the Hill Country views that define the community.
Signal Hill is a luxury residential development in the 78737 ZIP code southwest of Austin, within the Dripping Springs Independent School District. Signal Hill is approximately 30-35 minutes from downtown Austin via Highway 290 West. Dripping Springs ISD schools — including Walnut Springs Elementary, Dripping Springs Middle School, and Dripping Springs High School — are consistently rated among the top public school systems in the Austin metro. Signal Hill attracts buyers who want Hill Country luxury without the country club price tag. The community delivers what gated golf communities charge $1.5M-$3M+ for — large lots, panoramic views, newer construction, and top-rated Dripping Springs ISD schools — at a $800K-$1.5M price point. For families leaving central Austin who want space, views, and schools, Signal Hill is one of the strongest value propositions in the southwest corridor.
The housing stock is newer construction, with most homes built between 2015 and 2024. Architectural styles lean toward Texas Hill Country contemporary — stone and stucco exteriors, metal roofing accents, open floor plans with large windows framing the views. Homes typically range from 2,500 to 4,500+ square feet on half-acre to 1+ acre lots. The community has a more open, spacious feel than the denser master-planned communities closer to Austin.

The Dripping Springs corridor has appreciated 5-8% annually over the past five years, driven by school district demand, remote work migration, and limited Hill Country lot inventory. Signal Hill's combination of DSISD schools, larger lots, and newer construction positions it well for continued appreciation. The primary risk factor is the commute — if your lifestyle requires a daily central Austin commute, evaluate drive times carefully.
Dripping Springs has several distinct luxury options: Signal Hill (~$900K-$1.5M, contemporary Hill Country homes on half-acre+ lots), Spanish Oaks ($3M+ gated golf community with Lake Travis ISD in some sections), Belterra ($600K-$1M family-oriented master-planned community), and Headwaters ($800K-$1.5M newer master-planned with resort amenities). Signal Hill sits in a sweet spot — below Spanish Oaks pricing but with comparable lot scale, without the mandatory golf-community HOA structure. All share the Dripping Springs ISD school path.
Signal Hill homes typically use well water and septic systems, which is standard for half-acre+ lot Hill Country communities. Buyers should factor septic inspection, well flow rate testing, and ongoing system maintenance into due diligence and annual costs. Some homes may be on aerobic septic (requires annual service contracts, approximately $300-$600/year). Well water quality varies by location — we recommend water testing before closing. Municipal water and sewer are not available at the Signal Hill location.
Hill Country living from Signal Hill means: 30-35 minute drive for downtown meetings and entertainment, access to wineries and breweries along the 290 West corridor, weekend routines that include Pedernales River, Hamilton Pool, and Reimers Ranch, and the accompanying tradeoffs of wildlife (deer, occasional rattlesnakes, flying insects are more present than in urban Austin), longer response times for emergency services than central Austin, and limited late-night delivery options. For buyers who want this lifestyle, the tradeoffs are the point. For buyers who don't, a closer-in neighborhood will be happier.

Signal Hill is located in the 78737 ZIP code southwest of Austin, accessed primarily via Highway 290 West. The community is approximately 30-35 minutes from downtown Austin and 15-20 minutes from the Y at Oak Hill (290/71 split). The Dripping Springs town center is 10-15 minutes west.
The 290 West corridor is developing rapidly, with new retail, restaurants, and services filling in between Oak Hill and Dripping Springs. The daily drive to Austin has improved with recent road widening projects, though the 290/MoPac interchange remains a bottleneck during peak hours.
Signal Hill operates on a Hill Country pace. The daily rhythm is slower than central Austin — mornings start with coffee on the porch looking at the views, weekends involve trips to the Dripping Springs farmer's market or a hike at Reimers Ranch. The community is quiet by design. There are no commercial strips or dense retail nearby. Buyers who want that quiet should expect to drive 10-15 minutes for most errands.
The lifestyle in Signal Hill is for buyers who are ready to trade urban convenience for space, views, and a slower pace. It is not for buyers who want walkable dining or a 15-minute downtown commute. It is for families who want their kids in a top school district, their mornings on a porch with a Hill Country view, and their weekends at the farmer's market or a swimming hole. That is a specific lifestyle — and the buyers who choose it rarely look back.
Signal Hill buyers typically compare with Headwaters, Caliterra, Belterra, and the luxury communities in Bee Cave. The decision usually comes down to school district preference, lot size requirements, and whether a country club or golf course matters.
