4 bed, 3 bath, 3,419 sqft on 0.43 acres in Rollingwood. Austin, TX 78746. Last listed at $2,850,000, sold November 18, 2022. Eanes ISD.
Rollingwood Enchantment! This striking and beautiful Neo-Classical red-brick traditional home, roughly three miles from downtown, was custom built by the current owners. They purchased the gently sloping .43 acre corner lot in 1983 after a lengthy search. Their new home had to be in a wonderful neighborhood where people knew each other. It had to be “close-in” for quick access to hospitals and more for Dr. Ted, plus it needed to be in a superior school district. The lot needed to be a good size, it had to be west-facing for afternoon shade for children in the back yard, and it needed to be on a corner for a side-entry garage for lovely aesthetics. Of great importance too were trees for natural beauty and shade. They chose recognized builder Buzzy Woodworth (from Rollingwood!) to build their home. The children’s handprints (and one footprint) are in the floor of the three-car garage. Special touches were incorporated: the dazzling dining room crystal and gold-plated chandelier was imported from Spain; the office has two walls of floor to ceiling bookcases and cabinetry, one of the master closets has a floor safe, Andersen Windows were selected, the covered patio (now recently screened) was ideal for playtime on rainy days, the fireplace in the family room had to be well-suited for Santa’s visits, and more. The family moved into their new home in 1986. It has been loved and cared for. A major remodel in 2012 included a comprehensive kitchen update, new wood floors throughout most of the downstairs, and partial updating of the downstairs baths. Most recent improvements (2022) include a whole-house generator to always keep the lights (and more) on, and three new garage doors with ultra-quiet openers. Located in Eanes ISD, the #1 ranked school district in Texas 2022 (Niche.com). Just three blocks to “Rollingwood Pool” (WHAC)—membership optionally for sale also. This lovely home is ready for a new chapter—start your story here this holiday season!
Rollingwood is an independent city of 1,500 people in 0.7 square miles of 78746, between Zilker Park and Barton Creek. Eanes ISD schools, 10-minute commute to downtown, and the shortest path into the #1-ranked school district in Texas. Median home price around $2.7M.
The neighborhood is in a generational transition. Original 1950s-60s ranch homes on flat lots (0.2-0.5 acres) sell as teardowns at $800K-$1.5M, replaced by contemporary builds in the $2M-$4M range. New construction and original homes sit side by side on narrow streets. At any given time, expect 5-10 active listings across the entire city.
Zilker Park is essentially the front yard - 351 acres of playgrounds, the Botanical Garden, Barton Springs Pool, and the Zilker Eagle train. The Barton Creek Greenbelt runs along the southern edge with Spyglass and Gus Fruh trailheads a 3-minute drive from most homes. South Lamar corridor restaurants - Uchi, Odd Duck, Matt's El Rancho - are five minutes east.
What separates Rollingwood from the rest of Westlake: the scale. You know the mayor, you see the same families at the park, and the Fourth of July parade runs down Rollingwood Drive. It has the feel of a small Texas town that happens to sit between Zilker Park and Barton Creek, inside Eanes ISD.
