The Keenans helped us buy that house in 2012 and nine years later they were pivotal in selling it. As we prepped for a cross-country move, we were scrambling just to make it to our new home in Vermont. In the process of moving, we hit some hurdles and as a result, we left the Keenan Group with a mess of a house to deal with. They handled the whole process of getting the quotes for cleaning and repairs, oversaw the actual work getting done, made suggestions on repairs we didn't realize we needed, staging, etc. We would still be trying to get the house listed if they weren't helping us. Aside from the work the Keenan Group put in, their advice was stellar. Especially when it comes down to the harder to address issues, they're true professionals. Their guidance really transformed the house which was reflected in the final selling price. If the expectation is for "exemplary", the Keenans are the upper echelon.

Repeat Seller in Austin, TX
We learned about Cara Keenan and Joe Keenan after they helped our next-door neighbor sell their house. Amazed as we watched them give our neighbor's house a facelift and sell it in a few days for a crazy high price. We had been thinking about selling since we had been in our house 20 years and are approaching retirement age. Really, more house (landscape, pool, age, etc.) than we really wanted to deal with at this stage of our life. We talked with Joe Keenan and Cara Keenan in October 2021 and they gave us some recommendations on what we could do to maximize the value of our house. We had not sold or looked for a house in over 20 years so we were basically new to the process. As you know the Austin market was booming and the best advice we got from them was to buy a place before putting our house on the market. So Keenan Group helped us find a new house, and provided recommendations for financing, moving, etc. Cara Keenan took care of "operation facelift." Zeroed in on key areas to update, selected the items, i.e. marble, tile, light fixtures, paint colors etc. everything. We let them design it since it was clear to us they understood the potential buyer market. We just paid the bills. Part of Keenan Group includes a very skilled contractor who has reasonable prices, has interior design sense, and works well with the Team. The house went on the market in April of 2022 and we got 5 offers over asking price after 4 days. The winning offer was way over our "best price" scenario. After looking at other houses for sale in our neighborhood we believe the "operation facelift" investment was returned about 10 times! Prior to moving back to Austin in 2000, we had purchased homes and lived in Chicago (Naperville), Phoenix (Scottsdale) and Pittsburgh (Cranberry) and built two homes (Lakeway, Scottsdale). Since 2000 there have been mind-blowing changes in the realty market thanks to technology, and they do a very good job of leveraging it. Keenan Group exceeded our expectations in every step of the process. From the design phase, house hunting phase, operation facelift, two closings, etc., etc. A TV reality show experience, without the drama. When we explain to friends and colleagues what we accomplished with Keenan Group, they don't believe it. The experience was really remarkable and we love telling people about it. We highly recommend Keenan Group!

Downsizing Sellers in Northwest Hills, Austin, TX
Joe Keenan and Cara Keenan were exceptional! I called 3 Realtors to interview for the listing of my home, which I had lived in for 27 years. The first two calls went straight to voicemail and on the third call, Joe Keenan answered. We had a long chat about my home, the construction of our new home, the timing of the sale, etcetera. Joe Keenan and Cara Keenan came over the next evening to discuss the listing. They were genuine, knowledgeable, had a proven plan and track record. Over the next couple of weeks, I did hear from the two other agents who also came to my home. One was very aggressive in wanting to list the home. It was during the time when you list on Thursday and have multiple offers on Monday. Unfortunately, I had several timing issues. My husband and I were building and weren't certain of the moving date to the new home and we didn't want to move out to sell and then have to move again. The other issue was closing could not take place before October 6 for tax reasons. We had begun to pack up our home and sell/donate some of our furnishings. The aggressive Realtor suggested we move the boxes to the garage, and she would add some of her furniture to stage the house, then we take a weekend away and she would have a showing. This was a good 2 months before we were ready to list. I found this very stressful and no longer considered her a potential agent. The other Realtor was ambivalent. He would list it and it would sell. No plan and no real interest. He was also not an option. So, we signed with Joe Keenan and Cara Keenan. I let them know that communication was my touchpoint. I needed to know what was going on. They came with a plan, which included their investment in the home as well, providing some of the upgrades for the listing. They managed the contractors to get the home ready, prepared a detailed analysis for pricing, which was tricky in light of the fact that the market had changed, no longer the Thursday to Monday sale. The staging and listing were perfect. The home looked beautiful, move-in ready. We did have to wait about 3 weeks for an offer, and they managed the negotiations well, keeping my best interest in mind. The closing went smoothly, and we couldn't be happier. I have let my friends and neighbors know that I would recommend Joe Keenan and Cara Keenan wholeheartedly. Excellent!!

Longtime Austin Homeowner in Jester, 78759
We were introduced to Joe Keenan and Cara Keenan by two sets of friends who'd worked with them on multiple home purchases and sales, so they came with strong recommendations. We were impressed by their knowledge and professionalism when we first spoke and also by their engaging and friendly personalities—knowing our friends - who have very high standards! - were pleased with their work gave us a lot of confidence in working with them. With Austin being such a hot market, it's a challenging time to be a buyer, but we were really happy to have Joe Keenan shepherding us through the process. We looked at a lot of places because we started off not really knowing what we wanted, and Joe Keenan was incredibly patient, well-informed, positive, and thoughtful. He's optimistic while also being realistic and truly wants to help you to find the right home. Beyond his professional knowledge, he's just a great guy to be around, and that made shopping more enjoyable. When we got under contract, Joe Keenan recommended really high-quality professionals to help check things we wanted looked at in the home - home inspectors, pool inspectors, electricians, roofers, stucco experts, etc. Each person he recommended was knowledgeable and had strong credentials. I will continue to use Joe Keenan as a resource for home-related professionals in the area because he really knows who's good. He coordinated getting a lot done in our option period to help us feel comfortable moving forward with the purchase. His team is super responsive and kept the process moving to meet quick closing timelines.

Joe Keenan made my first time home buying experience easy and comfortable. I contacted Joe Keenan, told him what I was looking for, and he set me up an online account [at Keenan Group at Compass Real Estate] complete with pictures, maps, and prices of available homes. I selected the ones I liked and we were physically viewing within days. Joe Keenan pointed out things that I didn't even think of (Example: the master bedroom being separate from the other bedrooms provides more privacy) and was very helpful in every aspect of the search. I could instantly tell if I liked a house or not and Joe Keenan would be right there with me - ready to leave at a moment's notice or ready to call the seller if I was very interested. Never trying to talk me into something I didn't want or making excuses for a lackluster home. A few of the houses I picked were near railroad tracks and he told me up front that not only will the train whistle wake me up at night, but reselling would be very difficult. I was just looking for a place to store my junk, but Joe Keenan came at it from all sides, informed me of the various aspects of home ownership, and guided me to make a wise thoughtful decision that I'm very proud of. I would recommend Joe Keenan to anyone that is seriously interested in buying a house. Weekends were the only time I could view homes and Joe Keenan understood completely. Every weekend Joe Keenan and I would go looking at available houses until I found the right one. His flexibility was impeccable. I also appreciated his willingness to help on all levels even though I wasn't buying a very expensive home. Joe Keenan answered every question I had, helped me get a fantastic deal, and made me feel more like family than just another customer. Joe Keenan rules and you should buy a house right now just to have Joe Keenan as your Realtor. (Note: Added bracketed text for clarity on the online account)

This is the one in 78733, zoned to Eanes ISD. The Barton Creek most people mean is six miles away in 78735, built around Barton Creek Country Club and its four courses, and primarily Austin ISD. Barton Creek West has no golf course and no club. What it has comes with the house: two pools, lighted tennis courts, a playscape, and the greenbelt along its western edge. That is the practical distinction - here the amenities are owned by the homeowners, and in Barton Creek they are bought through a country club membership that starts at a six-figure initiation fee.

$425 a quarter to the Barton Creek West Homeowners Association. That covers the two pools, the lighted tennis courts, the playscape and the common areas. The association uses the TownSq portal for owner communications.
No. Barton Creek West is an open neighborhood, which is a real difference from the gated enclaves inside Barton Creek in 78735.
About 400 homes, platted in six blocks between August 1984 and April 1985 and built between 1986 and 1994. They are full-masonry and mostly two-story, generally 2,745 to 4,080 square feet on lots of roughly 0.25 to 0.40 acres.
On Creeks Edge Parkway at Bee Caves Road in 78733, about three miles east of Highway 71 and across from Senna Hills.
The western edge of the neighborhood backs to hundreds of acres of Barton Creek and greenbelt. Lots along that edge back to preserved land rather than to another house, and that is the single biggest variable in what a home here is worth.

Barton Creek West is zoned to Eanes ISD: Barton Creek Elementary, West Ridge Middle School, and Westlake High School. Eanes is the reason most families look here first, and it is the clearest line between this neighborhood and Barton Creek in 78735, which is primarily Austin ISD.
One thing to check before you write an offer. Eanes trustees approved a rezoning that moves several Barton Creek Elementary planning units to Forest Trail Elementary. Assignment is set at the address level, so confirm your specific street with the district rather than assuming the neighborhood answer.
The neighborhood runs two pools. The larger one is at 2601 Creeks Edge Parkway, open daily from 5am to 9pm. The smaller one is at 2907 Barton Point Drive, open daily from sunrise to 10pm. There are lighted tennis courts and a hilltop playscape with swings, slides, bridges, and a playhouse, plus hike-and-bike trails that connect into the greenbelt.
All of it comes with the house. Dues to the Barton Creek West Homeowners Association are $425 a quarter and cover the pools, the courts, the playscape, and the common areas.
Price against the lot, not the square footage. In a neighborhood where everything was built between 1986 and 1994 at similar sizes, the greenbelt edge and the topography carry the spread - the eight listings on record range from $390 to $509 per square foot, and that gap is mostly land.
Lead the marketing with what the neighborhood owns. The pools, the courts, the playscape and the greenbelt trails are included with the house, and for a family comparing this against a club community with a six-figure initiation, that is the argument.
Both June 2026 closings went in 18 days. Buyers who want Eanes at this price point move quickly, and a home that is priced and presented correctly does not sit here.
